For

Newcomers renting in British Columbia, Ontario or Manitoba.

Compare the whole housing cost

Include utilities, internet, parking, laundry, tenant insurance and transport beyond rent. Families also need school and childcare logistics. Clarify private and shared spaces and practical restrictions. Compare two or three options using consistent needs and take-home income rather than advertised rent or floor area alone.

Verify the property and rental contact

Verify the address, authority to rent and property condition before paying. Overseas applicants need a reliable inspection arrangement beyond photographs. Establish who signs, receives money and issues receipts. Investigate inconsistent details or pressure to pay quickly, sharing only necessary documents through appropriate channels. A holding promise is not verification of the property.

Read the agreement and applicable rules

Clarify parties, property, term, rent, payment dates, utilities and significant conditions. Independent apartments, some shared arrangements and employment-linked housing can fall under different rules. Written terms do not necessarily override legal standards. Resolve uncertainty and retain the agreed document, including expectations about additional occupants, pets and repairs.

Deposits differ between provinces

British Columbia regulates security and applicable pet deposits. Ontario distinguishes permitted rent deposits from damage security. Manitoba also regulates deposits and related procedures. Before paying, obtain the charge’s name, purpose and refund or application terms, checking the current rules for your type of tenancy instead of copying another province’s practice.

Document condition and service arrangements

Follow the applicable move-in inspection process and record existing issues with dated evidence and agreed reports where available. Establish repair and urgent contacts, utility account responsibilities and shared-space rules. Initial documentation supports later discussions, but newly discovered defects still need timely reporting.

Rent changes, repairs and ending the tenancy

Rules for notices, rent increases, repairs and ending a tenancy depend on jurisdiction and circumstances. Date important notices and check response deadlines. Verify obligations before withholding rent or leaving, and do not assume every request to leave ends statutory processes. Seek assistance using the actual documents and plan required notice, inspections and deposit handling when moving.

Clarify employer-arranged housing

For employer-arranged accommodation, identify the landlord, charges, deductions and consequences of employment changes or termination. Clarify occupants, commuting and continued access. An offer of housing does not define quality or cost. Compare housing and employment documents, keep receipts and plan alternatives if accommodation may need to change quickly.

Practical next steps

  • Compare housing together with transport, schools and childcare.
  • Verify the property, contracting party, recipient and terms.
  • Check deposits for the actual province and tenancy type.
  • Retain agreements, receipts, inspection records and repair contacts.
  • Read notice deadlines and check obligations before moving.
